Job Description:
We are seeking an experienced and dynamic Community Manager to
join our Multifamily Management department. This position maintains
positive relationships with owners, residents, and staff, which
build the positive reputation of Gotham, while implementing the
annual plans to achieve revenue goals, execute capital
improvements, and meet all legal requirements.The Community Manager
is responsible for all property operations and is to effectively
initiate, manage, coordinate, and motivate all available labor and
resources to accomplish property objectives and goals. These
objectives include maximizing occupancy levels, profit levels, and
property values.Responsibilities:
- Interact directly with property owners, asset managers, and
business partners to ensure client satisfaction.
- Ensure timely and accurate communication with clients, staff,
and all stakeholders across projects or transactions.
- Interface with residents to address issues/concerns and enhance
the living environment.
- Work collaboratively with other departments (e.g., compliance,
leasing, accounting).
- Manage day-to-day property operations, emphasizing positive
responses to residents and clients.
- Ensure timely maintenance of all building operations and
systems.
- Ensure all properties pass audits, reviews, and
inspections.
- Oversee maintenance and repair work, including obtaining
quotes, scheduling, coordinating, and reviewing work.
- Negotiate service contracts, manage building contracts, and
ensure contractual obligations are met.
- Respond to emergencies, coordinate resources, and implement
corrective actions.
- Oversee apartment improvement projects and capital
improvements.
- Participate in preparing operating budgets and forecasts.
- Prepare reports such as Monthly Variance Reports and Utility
Consumption Reports.
- Analyze income and expenditure patterns and make
recommendations.
- Process invoices, manage vendor payments, and review charges
for discrepancies.
- Ensure appropriate insurance coverage for all properties.
- Provide direction and scheduling to staff, ensuring policy
compliance.
- Set goals and review staff performance.
- Review and approve commissions; resolve disputes.
- Supervise outside contractors to ensure compliance with
contracts, codes, and safety standards.Qualifications:
- Bachelor's degree in business, marketing, real estate, or
finance, or equivalent experience.
- 5 years of residential rent-regulated property management
experience in NYC.
- Experience with high-end residential properties and LIHTC
units.
- Knowledge of building operations and maintenance.
- Proficient in Microsoft Outlook, Excel, and Word.
- NY Real Estate License or ability to obtain within 90
days.
- Revenue Management Program experience preferred.
- Demonstrates integrity, diplomacy, and results-oriented
attitude.
- Excellent communication, empathy, and rapport-building
skills.
- Expert knowledge of industry standards, legal requirements, and
facilities systems.
- Ability to meet revenue targets through leasing and marketing
